The reason why purchasing land could be a viable option is because you get to pick your location, and build a home to your specs. This will allow you to find your own contractors to construct your building for you. By having full control over who you choose and what you pay, it becomes easier for you to save on costs.</p>
<p>Keep in mind that while you do have full control over who you choose to build on your property, it also means that there will be more responsibility hanging over your shoulders. When you are trying to sell your home the presence of household odors can affect the sale-ability and the bottom line price. Some of the most common offensive odors are cooking odors, particularly fish and curry odors, smoke from cigarettes or oven fires, pet odors or the odor from illness or incontinence.</p>
<p>In order to remove stubborn odors you will need to give the home a thorough cleaning. Here are some tips to get you on your way to a fresh smelling home.</p>
<p>1. Open windows and doors. Place a large fan in a doorway or window. Have the fan where blow fresh air in. Use a second fan to exhaust the odors out.</p>
<p>2. Believe it or not the smells could be coming from your attic insulation. Odors from cooking rise in the heat and are trapped in the attic insulation. The insulation cannot be cleaned or effectively deodorized so it must be replaced.</p>
<p>3. Clean carpets and upholstered furniture using a steamer. A commercial steam extractor can be rented from an equipment rental place. Things like mattresses and foam pillows will most likely need to be replaced as it is almost impossible to get odors out.</p>
<p>4. All clothing, bedding, and drapes in the home will need to be laundered or dry cleaned. Odors get trapped in these are can linger. Check labels for care instructions and follow the directions.</p>
<p>5. Odor causing particles can get trapped in the duct work. You may need to have the ducts professionally cleaned to remove the particles. Before you do that, you might consider changing the furnace or air conditioning filters once a day until you no longer smell offensive odors.</p>
<p>7. Wash all the ceilings, walls and floors. Use a cleaner designed for this as you would not want to damage the paint or wood floors.</p>
<p>8. Wash your stove, refrigerator, dishwasher, washer and dryer inside and out. Don&#8217;t forget the back of the stove and the coils of the refrigerator.</p>
<p>9. Place small dishes of vanilla extract, baking soda, sliced lemons or potpourri throughout the house to capture the odors and replace them with a better alternative.</p>

<p> A condominium can be a great purchase under the right set of circumstances, but some people still dismiss them as glorified apartments. If you&#8217;re not comfortable living within condo rules and restrictions, and in close proximity to others, then a condo is probably not the place for you. Before you buy a condominium, make sure you understand exactly what is involved in condo living.</p>
<p><strong>What Exactly Is a Condominium?</strong></p>
<p>A condominium development can take the form of apartment-style complexes, townhouses or converted multi-family dwellings. What distinguishes it from other multi-tenant buildings is that the developer has legally declared it a condominium, and individuals can purchase units in the building or complex. In most states, this means that the development falls under specially designated laws and regulations applied to condominiums.</p>
<p>When purchasing a condo, the owner buys the title to his or her individual unit, up to the walls, but not including them. A common description of a condominium is a &#8220;box in the air.&#8221;</p>
<p>Common areas of the development, such as stairwells, dividing and outer walls, fitness centers and rooftop gardens, are under shared ownership. Each unit owner holds an interest in these spaces. In order to manage the maintenance and repair of the shared common areas, every condo development has a condominium association, also known as a unit-owners&#8217; association. The association is elected by condo owners and makes communal decisions in the interest of the community.</p>
<p>Condo costs include:</p>
<ul>
<li>Down payment, mortgage and property tax</li>
<li>Condo fees, otherwise known as maintenance fees. Condo fees are paid by every resident to help with the maintenance of the building, pay the salaries of groundskeepers, concierges or handymen, and provide luxury facilities such as a pool, gym or rooftop garden. Condo fees are paid monthly and are subject to change</li>
<li>Special assessment fees. These fees may be requested when an unexpected repair or planned modification exceeds the cost of the condo fees collected</li>
</ul>
<p> <strong>Rules to Live By</strong></p>
<p>Condominiums are governed by a set of rules called Covenants, Conditions and Restrictions (CC&amp;Rs). The rules vary from one condo development to another. They may impose restrictions on pet ownership, noise levels, remodeling projects, and renting. The CC&amp;Rs are enforced by the condo association. It&#8217;s a good idea to read the CC&amp;Rs to make sure that you are comfortable with them before you purchase a condominium.</p>
<p><strong>Condo Associations and Fees</strong></p>
<p>The condominium association budgets and determines the condo fees for all units. Condo fees are typically determined by the size of your unit, how many units are currently occupied, and the projected expenses for building maintenance and repair.</p>
<p>Condo associations vary in their organization and expertise. Some questions you may want to look into are:</p>
<ul>
<li>Does the association maintain a reserve of funds to pay for unexpected and potentially expensive repairs? This will help you determine whether you are likely to get hit with special assessment fees.</li>
<li>Has the association maintained the building in good repair? Do they handle repairs and maintenance before they become big problems? Before buying, it&#8217;s a good idea to get an inspection done on the unit you&#8217;re interested in, as well as the entire structure, to identify any potential problems.</li>
<li>Does the association have plans to add any facilities, such as a swimming pool or gym, in the near future? This could cause a sudden increase in your fees. Ask to see the minutes of the last few condo association meetings, which should reveal any such plans.</li>
<li>Does the development have any pending legal actions? Are there any disputes between owners, with developers or with the association that you should know about?</li>
<li>What is the association&#8217;s reputation in the building? Talk to other owners for comments or complaints about the association&#8217;s activities.</li>
</ul>
<p><strong>A Word about Developers</strong></p>
<p>Developers do not generally retain a long-term interest in a building, but the work that they put into it is important. A home inspection can turn up major structural flaws in the building, but don&#8217;t rely on this alone. You should research the developer&#8217;s track record, and find out if there have been any problems with its previous developments. Also find out if the developer is still in business and whether it is financially stable. If the developer is no longer in business, your condo association may have little or no legal recourse if major flaws are discovered in the property.</p>

<p>A report March 27th by the National Association of Realtors showed the index of pending home sales, reflecting deals that have gone into contract but haven&#8217;t yet closed, rose 9.2% last month from a year earlier, continuing a rise largely fueled by investors&#8217; purchases of foreclosed properties. The index fell by 0.5% from January.</p>
<p>While buyers are starting to step forward, however, home builders and real-estate agents report an elevated level of contracts falling apart, as buyers run into trouble qualifying for mortgages amid tough lending standards.</p>
<p>Another common complaint: low appraisals that come in below a negotiated value, requiring sellers to cut their price or buyers to put more money down in order to keep a deal from collapsing. As a result, the pending sales figures could be overstating actual sales as buyers sign multiple contracts over the course of several months.</p>
<p>Still, analysts say that housing demand appears to be stronger than at any point in the past year. Low prices are luring investors who can convert properties into rental units and make double-digit returns. More first-time buyers could face added urgency to move as landlords begin to raise rents and mortgage rates rise from record lows.</p>
<p>&#8220;We are seeing very strong activity out there,&#8221; said Ivy Zelman, chief executive of research firm Zelman &amp; Associates. Buyers are tired of deferring moves, and rising rents &#8220;have really pushed people off the fence,&#8221; she said. &#8220;We&#8217;re not ready yet to wave the victory flag and say home prices are going up, but we&#8217;re confident they&#8217;re stabilizing.&#8221;</p>
<p>The report showed that purchase activity was up 18.4% and 19% from a year ago in the Northeast and Midwest, respectively, after an unseasonably warm winter. Contract activity fell by 1.8% in the West.</p>
<p>Real-estate agents in many parts of the country say inventories of homes for sale are declining, leaving more buyers competing for less supply. Shrinking inventories could be a consequence of the decline in home prices, which has left more sellers unable or unwilling to sell their homes at a loss.</p>

<p><strong>What You&#8217;ll Need</strong></p>
<p><strong>A Sunny Window:<br />
</strong>Plants like a southern exposure. If you don&#8217;t have a window that will do, consider investing in some cool-white florescent bulbs.</p>
<p><strong>Containers:<br />
</strong>Try all kinds to see what works for you. Make sure they are clean and have good drainage. If you are using a fiber or peat pot, soak it well before adding soil. Dry fiber pots draw moisture away from the soil.</p>
<p><strong>Seeds:</strong><br />
You&#8217;ll get the best results if you purchase fresh seeds, packaged for the upcoming growing season. If you have saved seeds that you purchased last year, test the germination rate before planting.</p>
<p><strong>Growing Medium:</strong><br />
Nothing beats a good commercial medium because it is sterile and free of unwanted weed seeds. If you want to make your own, here are a couple of good recipes:</p>
<p><strong>Cornell Mix</strong><br />
4 quarts of shredded peat moss or sphagnum, 2 teaspoons ground limestone, 4 tablespoons 5-10-10 fertilizer.</p>
<p><strong>Simple Mix</strong><br />
1 part loam, 1 part clean sand or perlite, 1 part leaf mold or moist peat.</p>
<p><strong>Sowing Seeds</strong><br />
Fill pots or flats to within 1/4 inch of the top with your potting mixture and level the surface. It&#8217;s a good idea to water the soil and allow it to drain thoroughly before sowing the seeds. Make a hole for each seed with your finger or a pencil. Keep in mind that most seeds need to be planted four times as deep as the seed is wide. If your seeds are very fine, cover them with a fine layer of soil.</p>
<p><strong>Moisture and Humidity</strong><br />
Germinating medium should be kept evenly moist but not soaking wet. Too much moisture will cause the seeds to rot. Use a fine sprayer to water newly planted seeds and tiny seedlings or, if possible, water from the bottom. If you can, slip your pots and flats into plastic bags to keep the humidity and moisture even and reduce the frequency of watering.</p>
<p><strong>Light</strong><br />
Some seeds require light to germinate while others prefer total darkness. Your seed packet should tell you what your seed&#8217;s requirements are. Once germinated, all seedlings need light to develop into strong, healthy plants. Supplement the natural light with florescent bulbs if necessary.</p>
<p><strong>Seedling Care</strong><br />
The care you give your seedlings in the weeks following germination is critical. Keep it moist, but not dripping. Small pots and flats dry out quickly, so check it often. If your seedlings are growing in a windowsill, turn often to encourage straight stems.</p>
<p>The first two leaves you will see on the plant are not true leaves but food storage cells called cotyledons. Once the first true leaves have developed, it&#8217;s time to start fertilizing. Choose a good liquid organic fertilizer and use a weak solution once a week.</p>
<p><strong>Hardening Off</strong><br />
One week before transplanting your seedlings outdoors, start to harden them off. This process acclimates the soft and tender plants, which have been protected from wind, cool temperatures, and strong sun, to their new environment. Move the plants to a shady outdoor area at first, and bring them indoors for the night if night temperatures are cold. Each day, move them out into the sun for a few hours, increasing the time spent in the sun each day. Keep them well watered during this period, and don&#8217;t place them directly on the ground if slugs are a problem. Monitor them closely for insect damage since tender young seedlings are a delicacy for insects.</p>
<p><strong>Transplanting</strong><br />
Don&#8217;t be in a rush to set your plants in the garden. If they won&#8217;t withstand frost, be sure all danger of frost has passed before setting them out. Plan the garden in advance. Consider companion planting and plant sizes. Make sure your tall plants won&#8217;t shade low growing neighbors.</p>
<p>Water the ground outside and the seedlings thoroughly before transplanting. This helps prevent transplant shock. It&#8217;s preferable to transplant on a cloudy day so strong sun won&#8217;t wilt your seedlings. Dig a hole about twice the size of the root ball and set the transplant into the hole so the root ball will be covered by 1/4 inch of soil. Press the soil firmly around the roots. A small depression around the plant stem will help trap moisture. Water immediately after transplanting and every day for the first week. Be sure to water deeply so you plants won&#8217;t develop shallow roots.</p>
