Step 1: Understand Your Goals
Before beginning a home search, take some time to define what you are actually trying to accomplish.
That includes more than determining the number of bedrooms or bathrooms you need. We want to understand your preferred communities, commute, lifestyle, timing, budget, property preferences, and which compromises you are willing to make.

Step 2: Prepare Your Financing
If you will be financing your purchase, obtaining a strong mortgage pre-approval should happen before serious house hunting begins.
A pre-approval serves two important purposes. It helps establish a comfortable purchasing range, and it allows you to move quickly when you find the right property.

Step 4: Build Your Home Search
Once we understand your goals and financing, we create a search tailored to your priorities.

Online searching is useful, but the real value comes from learning how the market behaves. As you see more homes, you begin to understand what different price points, neighborhoods, lot sizes, locations and property conditions actually look like.

Step 5: Tour and Evaluate Homes
Looking at homes is not simply about deciding whether you like a kitchen or floor plan.
We help buyers evaluate the entire property, including location, condition, systems, renovation potential, resale considerations and how the home compares with other available and recently sold properties.
Concord and many surrounding communities have a large inventory of older homes, which makes understanding construction, renovations and major home systems particularly important.
Whenever possible, we recommend seeing a serious contender more than once and viewing it during daylight before making a major purchasing decision.
Step 6: Develop an Offer Strategy
Finding the right house is only part of the process. The next question is determining what the property is worth and how to structure an offer.
We review comparable sales, current competition and the individual circumstances surrounding the property.
We also communicate with the listing agent to better understand the seller's priorities whenever possible.
Price matters, but it is not the only component of an offer. Timing, financing, contingencies and other terms can all affect how an offer is received.

Step 7: Complete Your Due Diligence
After an offer is accepted, the transaction moves into the due diligence phase.
Depending on the property and circumstances, this can include a home inspection, additional specialist evaluations, attorney review, financing requirements and other property-specific research.
Older homes, septic systems, wells, additions, renovations and unique property conditions can all require additional attention.
This is where experienced guidance becomes especially valuable. The goal is to distinguish routine homeownership issues from information that should materially affect your decision.
Step 8: Purchase and Sale, Financing and Appraisal
In a typical Massachusetts transaction, the buyer's and seller's attorneys prepare and negotiate the Purchase and Sale Agreement after the initial offer has been accepted.
At the same time, your lender continues the mortgage process, which generally includes underwriting and an appraisal.
There are multiple professionals involved during this phase, including your real estate agent, lender and attorney. We help keep the transaction organized and make sure everyone is working toward the appropriate deadlines.
Step 9: Prepare for Closing
As closing approaches, you will finalize your financing, arrange homeowners insurance, prepare the funds needed for closing and complete any remaining lender or attorney requirements.
We will also help you coordinate practical details such as utilities and your final walkthrough.
The walkthrough gives you an opportunity to confirm that the property is in the expected condition immediately before closing.
Step 10: Closing and Homeownership
At closing, the final legal and financial documents are completed.
Once the transaction has closed and the deed has been recorded, the home officially becomes yours.
