We Start With Your Home’s Marketing Plan
Although many sellers are eager to hear a price recommendation, we begin the second appointment with marketing.
Once a price enters the conversation, it can become difficult to focus on anything else. Reviewing marketing first gives you an opportunity to understand how we intend to present your home and reach prospective buyers.
The plan should reflect your property’s particular strengths. A historic home near Concord Center, a home near West Concord’s village amenities, and a property with a more private setting may offer different stories to tell.
We discuss which features deserve attention and how the presentation can help buyers understand the home. Depending on the property, that conversation may include photography, floor plans, video, and the channels used to introduce the listing.

Then We Explain the Pricing Analysis
A home’s likely selling price is a range to evaluate, rather than an exact figure we can promise in advance.
At the second meeting, we explain the evidence behind our recommendation and how it relates to your objectives. The eventual sale price depends on the agreement reached with a buyer and the transaction that follows.
We begin with a broader view of the market, then look more closely at the property. In the video, we discuss measures such as average and median sale prices, listing prices, and price per square foot.
Each measure provides a different perspective. None should determine the recommendation by itself.
For example, a townwide median describes the market’s overall mix of sales. It does not establish the value of a particular home. Price per square foot can provide context, but it does not fully explain differences in condition, layout, land, or location.
The purpose of the analysis is to connect the data with the property buyers will actually experience.
Why Concord Homes Require Careful Comparisons
Concord homes can differ substantially even when they are close to one another.
An antique home and a newer home may have similar square footage but different layouts, systems, and maintenance histories. A finished basement may add useful space without functioning like the main living areas. A larger lot may offer a different experience depending on its shape and how it can be used.

We each complete our own analysis independently. We then compare our findings and discuss the proposed listing strategy.

Where Online Home-Value Estimates Fit
Many sellers have already looked at online estimates before contacting us.
We review automated estimates as part of understanding the information homeowners and buyers may encounter. They can be useful starting points for a conversation, but they should be considered alongside a closer analysis of the property.
An online estimate may not fully reflect the home’s current condition, recent improvements, or the usefulness of its layout. The relevance of nearby sales also deserves attention, especially when a property is close to a town boundary.
If you have seen an estimate that differs from our recommendation, bring it to the meeting. We can discuss the available information and why different methods may produce different results.
The goal is to help you understand the evidence and its limitations.
Marketing and Pricing Need to Work Together
Marketing helps buyers discover a home and understand what it offers. Pricing influences how that offering compares with their other choices.
A strong presentation does not remove the need for a credible asking price. Likewise, a pricing recommendation should be considered alongside the condition and presentation buyers will see at launch.
During the second appointment, we discuss those choices together and connect them with the priorities established at your first meeting.
If timing is especially important, that belongs in the discussion. If you have flexibility or particular preparation constraints, those details matter too. You should understand the tradeoffs before choosing a direction.

The second appointment also gives us an opportunity to discuss engaging our team.
By this point, you have met us, explained your goals, and heard our proposed approach. We can answer questions about working together and review the agreement that establishes the relationship.
Take the time to understand the services, terms, and expectations before signing. This is the foundation for the work that follows.
Once we agree to proceed, we can move into more detailed coordination, with responsibilities and next steps clearly established.
Turning the Strategy Into a Calendar
If you plan to list in the near future, we begin discussing dates and the work required before launch.
That may include preparation, staging, photography, gathering property information, and organizing the listing materials. The schedule needs to allow those steps to happen in the right order.
In the video, we emphasize the importance of a deliberate launch. Rushing can create avoidable problems, including inaccurate information appearing in online listings.
We also describe checking for mistakes after a listing goes live. Preparing carefully and reviewing the published information are both part of the process.
